Type of Construction:
This project will be a 2 story post-tension podium construction build with 3 stories of wood framing, including 1 lower level of underground parking. The first phase consists of mass excavation & shoring to safely construct the foundations for the underground parking garage, as well as the completion of 2 floors of PT concrete podiums. Phase 2 will include the start of the 3 story wood framing, building enclosure, and roofing. The exterior wall coverings will include brick veneer, decorative cast stone, EIFS cornice, and decorative EIFS ornaments. The roof will consist of a flat PVC roofing membrane with one gable having a standing seam metal roof. The West side of the building will have four Fiber Reinforced Polymer (FRP) Columns that will stand up to 30’ tall offering a Roman style appearance. The final phase of construction will include MEP rough-ins & luxury interior finishes for the first floor of approx. 10,000 SF of leasable commercial space, and 30 apartment units.
The Windsor project consists of approx. 10,000 SF of leasable commercial space on the ground level floor, and 30 luxury apartment units from floors two through four. All apartment units will offer their own reserved vehicle parking space & bike parking within the underground parking garage. There will be one elevator provided on the south end of the building allowing easy access for tenants from the parking garage to the fourth floor. The Windsor will sit along the Monon Trail providing easy to access all shops & restaurants around the Carmel City Center.
Project Schedule and duration:
Phase 1 of construction will commence May 2022 with an anticipated completion date of Spring 2024.
Noteworthy Construction Elements:
The building site will sit along the popular Monon Trail walking path making it convenient to walk/ride to nearby shops & restaurants.
