Culebra Creek – San Antonio, TX // This 13 building (312 units) project started in early August of 2019 and has delivered the first 5 buildings to the owner for leasing. The site is about halfway complete with landscaping and site amenities. Due to extensive weather delays and COVID-19 related delays, the scheduled completion for this project is late summer of 2021.
The Kent – Carmel, IN // Located here in Carmel, IN, The Kent building continues to move forward with steady pace. Starting in the summer of 2018, and after some significant wet weather delays, this project is moving forward and is in completion stages and turning units over for lease. This project will be a 3-story single building structure consisting of one, two and three bedroom units on all 3 floors for a total of 80 market rate units. A pool and sun deck area will be added during the summer of 2021.
Larkridge – Thornton, CO // Starting in November of 2018, this large project consists of 1 clubhouse, 14 buildings, and 10 garage structures for a total of 338 units. As with other Colorado projects, emergency access and paving are required prior to vertical construction. This project is in the home stretch as finishes are wrapping up in the last couple of buildings. This project is still on track for completion by June of 2021.
Bella Grove – Rochester, MN // This Minnesota project consists of a clubhouse, 8 buildings, 128 apartment units, and 11 detached garages. Started in the late fall of 2019 on some underground work before stopping due to winter. Resumed work in Spring of 2020 focusing highly on the infrastructure of the project. We were able to get the clubhouse and first 3 buildings closed in before winter before coming to a halt on any more slabs. Now that the ground has thawed again, we are preparing to install our 6th slab and working on the 7th foundation. Almost all site concrete, roads, garages, & site amenities are complete at this point. We plan to turn over the clubhouse in May of 2021 with 3 buildings following late June/July 2021. The remaining 5 buildings are scheduled to be done late 2021 and into early 2022.
Playfair Building – Carmel, IN // Construction activity has started at the Playfair building with building pads and footing install commencing in August of 2019. Part of a “C” shaped structure with the Holland building, the Playfair was off to a quick start on a compact site located in the heart of City Center in downtown Carmel, IN. Framing has commenced as of 5/1/2020. This project is currently into finishes and is scheduled for completion July of 2021.
Holland Building – Carmel, IN // Construction activity has started at the Holland building with utility work and building pad construction starting in late fall of 2019. Part of a “C” shaped structure with the Playfair building, the Holland construction activities are well underway on a compact site located in the heart of City Center in downtown Carmel, IN. In conjunction with the Playfair project, framing has also commenced. This project is currently into finishes and is scheduled for completion July of 2021.
Mesa West – San Antonio, TX // This 13 building (280 units) project started in October of 2019 and has delivered the first 2 buildings to the owner for leasing. Half of the site has asphalt and concrete complete, with the 2nd half scheduled to be complete in May. Landscaping and site amenities are keeping ahead of our schedule building delivery. Due to extensive weather delays and COVID-19 related delays, the scheduled completion for this project is Fall of 2021.
Residences of Stillwater – Georgetown, TX // This 9 building (192 units) project started in first of December 2019. We battled weather throughout the earthwork stages and material delays due to COVID-19 but now on the home stretch with finishes in all the buildings. Scheduled completion for this project is June 2021.
Village at Thorncreek – Thornton, CO // This Colorado project consists of a brand-new designed clubhouse targeting market rate customers with cathedral ceiling with exposed beams, upgraded outdoor amenities such as grilling station, outdoor fireplace, pool, and spa. These 18 buildings (283 Units) and clubhouse are well under way with nearly being done with all post-tension slabs and framing going on 8 different buildings. MEP rough ins have begun and we just finished roofing our 3rd building. The difficulties that of supply and demand have been a more recent challenged faced on this project but with those difficulties we are continuing to push to finish the first few buildings by end of 2021. Completion date is set for 3rd quarter 2021.
Creek at Cottonwood – Colorado Springs, CO // After an extended winter and late spring snow storm, this 258 unit (11 buildings) project with clubhouse and 48 garages is now moving forward and picking up pace with framing and MEP rough-ins. Earthwork and utilities are at about 95% complete. The schedule for completion of this project is penciled for the middle of 2023.
Ironwood – Lebanon, TN // This 8 building (186 units) project started December 2020. This project has shallow rock and has required blasting and hammering throughout site and utility stages. We are coming along with all under slab plumbing complete and the clubhouse and first building poured. We are projected to start framing in August with the first building turning in May of 2022. Scheduled completion for this project is November of 2022.
Grand Station – Austin, TX // This 9 building (216 units) project started February 2021. This project has started slow because of the weather throughout this winter and early spring, but we have all but two pads built and started utilities. Scheduled completion for this project is September of 2022.
Northview – San Antonio, TX // This 9 building (156 units) project started in October of 2020 and is currently constructing building slabs and completing the stormwater detention basin walls. All mass earthwork and wet utilities are complete. The scheduled completion for this project is Summer of 2022.
Canyon Pass – San Antonio, TX // This 11 building (264 units) project started in December of 2020 and is currently completing mass rock excavation and preparing building pads. The scheduled completion for this project is Winter of 2022.
Springbrook – Charlotte, NC // This North Carolina project consists of clubhouse, 11 buildings and 198 units. Started in the fall of 2020, this project is well underway. Rocky soils conditions and weather have been a constant challenge for grading and utility install. With that said, this project has persevered with curb, roadway and building pads and will soon be ready to start foundations and framing. There is good flow and momentum in Charlotte despite COVID-19 concerns. As with the rest of Signature’s projects, precautions have been taken for the health and safety of all workers involved. Completion of this project is still scheduled for late 2022.
Broad River Village – Port Royal, SC // This South Carolina project consists of clubhouse, 14 buildings and 280 units. Breaking ground January of 2021 this project has pushed through the earthwork stages and is now having utilities installed. With most of the building pads on grade and some surcharging ready to be stripped off we are about to start foundations and anticipate a framing start in October 2021. This project is slated to be finished in 2023.
