04.27.22 Update

Bella Grove – Rochester, MN // This Minnesota project consists of a clubhouse, 8 buildings, 128 apartment units, and 11 detached garages. Work was started in the late fall of 2019 on some underground work before stopping due to winter. Resumed work in Spring of 2020 focusing highly on the infrastructure of the project. We were able to get the clubhouse and first 3 buildings closed in before winter before coming to a halt on any more slabs. Work continued through the winter and with an earlier spring than usual, this project is currently fast tracking through the last 2 buildings with a completion date of early July 2022.

Village at Thorncreek – Thornton, CO // This Colorado project consists of a brand-new designed clubhouse targeting market rate customers with cathedral ceiling with exposed beams, upgraded outdoor amenities such as grilling station, outdoor fireplace, pool, and spa. These 18 buildings (283 Units) and clubhouse are well under way. MEP rough ins are moving swiftly through the last 2 or 3 buildings with finishes wrapping up on the clubhouse and first 3 or 4 buildings. Material delays and utility service to the buildings have been a challenge for this project but it continues to move forward. Anticipated turnover of the clubhouse and and first 3-4 buildings is anticipated for May of 2022. Anticipated completion for this project is fall of 2022.

Creek at Cottonwood – Colorado Springs, CO // This 258 unit (11 buildings) project with clubhouse and 48 garages is now moving forward and picking up pace with rough-ins in the final 3 buildings and finishes in the clubhouse and buildings 1 and 2.  Anticipated turnover and final Certificate of Occupancy are expected for the clubhouse, buildings 1, 2, and 3 in May/June. The schedule for completion of this project is penciled for the fall of 2022.

Ironwood – Lebanon, TN // This 8 building (186 units) project started December 2020. This project has shallow rock and has required blasting and hammering throughout site and utility stages. All slabs are in place with framing moving along on the last 2 buildings. MEP rough-ins have started in the buildings and the clubhouse is wrapping up with drywall and headed into finishes. The clubhouse and first building are scheduled for turnover in late summer of 2022. Completion of this project is scheduled for end of year 2022.

Grand Station – Austin, TX // This 9 building (216 units) project started February 2021 and is now moving swiftly to the turnover of the clubhouse and first building currently scheduled for June of 2022. All framing is complete, MEP rough-ins are complete through the first 6 buildings, and finishes have started in the clubhouse and first 4 buildings. Scheduled completion for this project is December of  2022.

Northview – San Antonio, TX // This 9 building (156 units) project started in October of 2020 and is currently moving towards Certificate of Occupancies and building turnovers to management. All buildings are completed through the MEP rough-ins with drywall wrapping up on the last two buildings. Exterior finishes and landscaping are ongoing.  The scheduled completion for this project is fall of 2022.

Canyon Pass – San Antonio, TX // This 11 building (264 units) project started in December of 2020 and is currently completing framing and working towards wrapping up the MEP’s on all buildings. Drywall is also complete on the clubhouse and first couple buildings.  This project had lots of rock milling during utility and foundation installation.  The pace has now picked up on this project with clubhouse and first building scheduled to be completed in August of 2022 The scheduled completion for this project is early 2023.

Springbrook – Charlotte, NC // This North Carolina project consists of clubhouse, 11 buildings and 198 units. Started in the fall of 2020, this project is well underway and is currently pushing through building finishes and building turns. The clubhouse and first building are complete. Along with interior building finishes, the exterior work is also well under way with fine grading and landscaping. Completion of this project is still scheduled for late summer 2022.

Broad River Village – Port Royal, SC // This two phase South Carolina project consists of clubhouse, 14 buildings and 280 units. Breaking ground January of 2021 this project has pushed through the earthwork stages and is now 95% complete with utilities. All slabs have been poured with framing  complete on the clubhouse and first 4 buildings.  MEP rough-ins are now in full swing as this project pushes towards its first certificate of occupancies and management walks currently scheduled for November of 2022. This project (both phases) is slated to be finished mid-summer 2023.

The Windsor – Carmel, IN // The project commenced excavation and foundation work in May of 2020 and ended in August of 2021 for the first phase of this design/build.  The second phase, which consists of concrete/steel podium for floors 1 and 2 and utility undergrounds started in January 2022 and is wrapping up completion in May of 2022.  The final phase will consist of an additional 5 floors of steel stud framing and remainder of finishes for both interior and exterior of project.  Final completion date is projected to end the winter of 2023.

Trails at Twin Lakes – Durham, NC // This North Carolina project consists of clubhouse, 7 buildings and 168 units. The buildings will be 3 story with mixes of 1 bedroom/2 bedroom and 2 bedroom/3 bedroom units. Scheduled to start late spring 2022, this project is just taking off.  Completion of this project is still scheduled for mid year 2024.

Ivy Ridge – Buford, GA // This Georgia project consists of a Clubhouse and 10 buildings totaling 256 units.  Starting in the Fall of 2021, this project has pushed through earthwork, utility install, rock excavation, retaining wall construction, lots of difficult weather and is now ready for foundations and roadways.  These walkout style, upscale finish details spec’ed for the buildings will fit in well with the neighboring developments near the Mall of Georgia, while meeting NGBS standards.  This project is projected to be completed by the Fall of 2023.

Denton Grove – Denton, TX // This Texas project consists of clubhouse, 12 buildings and 276 units. The buildings will be 3 story with mixes of 1 bedroom/2 bedroom and 2 bedroom/3 bedroom units. Scheduled to start May of 2022, this project is just taking off.  Completion of this project is still scheduled for 1st QT of 2024.

Crosswinds – San Antonio, TX // This 13 building (312 units) project started in early February of 2022 and is currently completing mass grading, utility install and finishing off building pads. Underslab plumbing is moving along with the clubhouse and 1st building slab floors underway. The scheduled completion for this project is Winter of 2022.

Ascent – Nashville, TN // This 10 building (240 units) project started early spring of 2022. This project has shallow rock and has required blasting and hammering throughout site and utility stages along with some major topo and retaining wall construction. Mass earthwork, utility installation, wall construction are currently underway. Scheduled completion for this project is late fall of 2024.

HUB on Harris – Charlotte, NC // This 3rd Charlotte, NC project of ours consists of Clubhouse and 9 buildings totaling 216 units.  Starting in the Fall of 2021, this once retired Delta Landings Airport has been demolished, cleared and its underground infrastructure installed with curb and asphalt well underway.  Ready to start foundations and framing, there is good flow and momentum of this new product meeting Energy Star 2.0 standards.  Completion of this project is projected for the Fall of 2023.
