Rosewood Station – Happy Valley, OR // As our second project in the Portland, Oregon area, this project began construction in May of 2018. Rosewood Station will consist of 212 units in 5 buildings with integrated clubhouse. Finishes are well underway, with the clubhouse and first building ready for occupancy June 1, 2020. Despite the COVID-19 pandemic, this project is on tap to finish up in the fall of 2020.
Culebra Creek – San Antonio, TX // This 13 building (312 units) project started in early August of 2019 and is off to clean start. Though weather has been a challenge in San Antonio, this project is has pushed through with all slabs poured and framing well on its way or started on all buildings. MEP trades have started in the clubhouse and first couple buildings. Scheduled completion for this project remains late summer of 2021.
Granite Pointe – Charlotte, NC // This North Carolina project consists of clubhouse, 11 buildings and 198 units. Started in the fall of 2018, this project is well underway. As the name suggests, rocky soils conditions have been a constant challenge for grading and utility install. With that said, this project has persevered with framing finishing up on the last building, MEP rough-ins in full force and the clubhouse chasing an occupancy date of mid-July. There is good flow and momentum in Charlotte despite COVID-19 concerns. As with the rest of Signature’s projects, precautions have been taken for the health and safety of all workers involved. Completion of this project is still scheduled for late 2020.
The Kent – Carmel, IN // Located here in Carmel, IN, The Kent building continues to move forward with steady pace. Starting in the summer of 2018, and after some significant wet weather delays, this project is moving forward and is currently heavy into the finishing stages for interior and wrapping up exterior. This project will be a 3-story single building structure consisting of one, two and three bedroom units on all 3 floors for a total of 80 market rate units.
Lakeview on the Rise – Ft, Collins, CO // Consisting of 180 units in 17 buildings, Lakeview on the Rise (LOTR) started construction in January of 2019. To date, framing is 100% complete with MEP rough-ins and exterior finishes in full swing. Site concrete and paving are down as a pre-requisite to vertical construction. The clubhouse and first building are in interior finish trim stages and pushing towards certificates of occupancy in late July/early August. Anticipated completion of this project remains on track for late 2020/early 2021.
Larkridge – Thornton, CO // Starting in November of 2018, this large project consists of 1 clubhouse, 14 buildings, and 10 garage structures for a total of 338 units. As with other Colorado projects, emergency access and paving are required prior to vertical construction. Earthwork and utilities are 100% complete and portions of curb and paving are now completed and acceptable for ongoing vertical construction. Framing and MEP rough-ins moving forward with all slabs poured but one. Finishes have also started on the clubhouse and first couple of buildings. The clubhouse is on schedule to turn over to management in mid August 2020. Completion of this project is scheduled for the middle of 2021.
Trails at Leon Creek – San Antonio, TX // This project started construction in August of 2018 and is nearing the end of finishes and building turns. Inclusive of 296 units in 13 buildings plus clubhouse, most all buildings have been released for occupancy with the exception of the last 3. Unseasonable rains and wet weather conditions hampered this project early, but a rally by our management team and subcontractors has made up some significant time. This project is quickly nearing the finish line scheduled for completion July of 2020.
Residences of Long Branch – Rowlett, TX // One of our smaller projects at 76 units, this 2 building project started in July of 2019. Utilities were a challenge here but we have finally gotten past it and are looking to wrap this project up. We are in the home stretch on this project with the clubhouse and first building looking to finish in June and the final building in August of 2020.
Shadow Ridge – Round Rock, TX // This project started construction in July of 2018 and for the most part, is complete. Offsite issues with bridge modifications have delayed this project significantly as well as acquisition of permanent power. Inclusive of 316 units in 15 buildings plus clubhouse, all buildings are now complete awaiting final certificates of occupancy. Anticipated completion of this project is scheduled for approx June 1, 2020.
Bella Grove – Rochester, MN // This 8 building (128 units) project started in late August of 2019 and is off to clean start. Utility installation and mass grading had started just before work was put on hold for the winter. This project is now preparing to ramp back up in full force by 5/1/20. Scheduled completion for this project is spring of 2021.
Playfair Building – Carmel, IN // Construction activity has started at the Playfair building with building pads and footing install commencing in August of 2019. Part of a “C” shaped structure with the Holland building, the Playfair was off to a quick start on a compact site located in the heart of City Center in downtown Carmel, IN. Framing has commenced as of 5/1/2020.
Holland Building – Carmel, IN // Construction activity has started at the Holland building with utility work and building pad construction starting in late fall of 2019. Part of a “C” shaped structure with the Playfair building, the Holland construction activities are well underway on a compact site located in the heart of City Center in downtown Carmel, IN. In conjunction with the Playfair project, framing has also commenced.
Mesa West – San Antonio, TX // This project started construction in October of 2019 and is almost complete with mass earthwork and wet utility installation. Inclusive of 280 units in 13 buildings plus clubhouse, all buildings slabs have been poured and framing is about to start. Unseasonable rains and wet weather conditions hampered this project early, but we are perched and ready for a quick turnaround with some trusted subcontractors as we go vertical. This project has a hard date for completion of completion December of 2021.
Residences of Stillwater – Georgetown, TX // This project started construction in November of 2019 and is well underway with mass earthwork and wet utility installation. This 9 building/192 unit project, is for the most part, just getting started with underslab roughs and the first couple slab pours just being completed. Framing is scheduled for the month of June with a final completion date for this project late summer of 2021.
Village at Thorncreek – Thornton, CO // Starting in January of 2020, this large project consists of 1 clubhouse, and 18 buildings, for a total of 283 units. As with other Colorado projects, emergency access and paving are required prior to vertical construction. Earthwork and utilities are just commencing. Completion of this project is scheduled for the middle of 2022.
Creek at Cottonwood – Colorado Springs, CO // Starting in March of 2020, much like the Village of Thorncreek in Thornton, Colorado, is just getting started. This 258 unit (11 buildings) project with clubhouse and 48 garages is just coming out of the ground with clearing and mass excavation. The schedule for completion of this project is penciled for the middle of 2023.
