Construction consists of 11 3-story garden-style apartment buildings, 9 detached garages, clubhouse, and amenities. The apartments are built with slab-on-grade foundations, wood-framed walls and truss-pitched roofs. Exterior materials include brick veneer, fiber cement board siding and trim, energy-efficient vinyl windows, asphalt shingle roofing, insulated metal entry doors, powder-coated metal railings and stairs. Site topography is moderately hilly with retaining walls, 2 detention ponds and full landscape amenities. Continued Cottonwood Creek stabilization and reconstruction highlights the north of the property. Building design and construction will comply with all state housing authority requirements, applicable building code and local design requirements. Additionally, buildings will be sprinkled/fire suppression monitored and comply with the Fair Housing Accessibility guidelines as applicable.

Project Statistics:

The 11 buildings house 258 apartment units across 3 different building types. The buildings are made up of 84 1-bed/1-bath, 126 2-bed/2-bath, and 48 3-bed/2-bath apartment units. The development includes a clubhouse, pool, playground, mail kiosk, 48 detached garage parking spots, running trail, bike racks, pet stations and various other site amenities. The site is situated just north of E. Woodmen Rd. between Powers Blvd. and Tutt Blvd in Colorado Springs, CO.

Project Schedule and duration:

The project closed in March 2020 and plans to commence May 2020. The project duration is 24-26 months with an anticipated completion of May 2022.

Noteworthy Construction Elements:

The project is built on an open, grass field just south of the expansive Cottonwood Creek that runs through much of Colorado Springs. Although the project is just off I-25, it is set back enough to provide separate, secluded access from the busy road while still allowing an unobstructed view of the mountains and Pikes Peak.
