Type of Construction:

Construction consists of 11 3-story garden-style apartment buildings, 6 detached garages, clubhouse, and amenities. The apartments are built with slab-on-grade foundations, wood-framed walls and truss-pitched roofs. Exterior materials include brick veneer, fiber cement siding and trim, energy-efficient vinyl windows, asphalt shingle roofing, insulated metal entry doors, aluminum railings and galvanized steel stairs. Site topography is moderately hilly with retaining walls, underground detention system and full landscape amenities. Creek crossing, sound fence and Public Improvements consisting of roadway, curb, gutter, and utilities included. Building design and construction will comply with all state housing authority requirements, applicable building code and local design requirements. Additionally, buildings will be sprinkled/fire suppression monitored and comply with the Fair Housing Accessibility guidelines as applicable.

Project Statistics:

The 11 buildings house 198 apartment units across 2 different building types. The buildings are made up of 48 1-bed/1-bath, 105 2-bed/2-bath, and 45 3-bed/2-bath apartment units. The development includes a clubhouse, pool, playground, tot lot, mail kiosk, 24 detached garage parking spots, dumpster enclosures, pet stations and various other site amenities.

Project Schedule and duration:

The project closed in September 2020 with a project duration of 24-26 months with an anticipated completion of November 2022.

Noteworthy Construction Elements:

The site is situated just East of Charlotte Douglas International Airport and about 10 minutes from Downtown Charlotte off of I-85. This site is in the fly zone of the CLT airport and was designed with numerous measures to meet acceptable STC ratings. This is an Energy Star 2.0 project and must achieve a blower door test at 5.0 Air Changes per Hour.
