Type of Construction:

2/3 story and 3 story with walkout lower units, open corridor, mix unit buildings. Post tension/slab on grade foundations with wood frame wall construction and wood truss pitched roofs. Exterior wall coverings are brick veneer with fiber cement horizontal lap siding and vertical siding panels. Vinyl Windows, 30-year anti-fungal architectural shingles, insulated metal entry doors, metal railing and stairs for the breeze ways. The balconies consist of aluminum black coated railings. Site topography terraced with several large retaining walls and split foundations. Lots of green space and landscaping as well as upscale exterior accents/finishes and property fencing/gating to blend in with the surrounding developments near the Mall of Georgia. The buildings are sprinkled and fire suppression monitored. Being an NGBS project special attention is paid towards air sealing and equipment efficiency as well as low maintenance materials with exceptional warranties.

Project Statistics:

Project consists of 256 apartment units in 10 apartment buildings with 3 different unit types that are mixed between the buildings, have 8 detached carports and 6 detached garages. There are a total of 4 different layouts of buildings. The clubhouse style is similar to our Texas product style with a large open concept in the main entrance with coffered ceiling and kitchenette for tenant use. There are public restrooms, dog washing station, business center, and a larger fitness center room. Other outdoor amenities include a picnic area with 3 pavilions, grilling station, pool with sundeck, tot lot playground, and a larger custom playground.

Project Schedule and duration:

Project start date was August 2021 with anticipated completion of November 2023 or roughly 28 months of construction.

Noteworthy Construction Elements:

The site is situated just North of the Mall of Georgia and about 25 minutes from Downtown Atlanta. This is an NGBS project and must achieve a blower door test at 3.0 Air Changes per Hour.
