3-story, open corridor, garden style apartment buildings. Traditional slab on grade foundations with wood frame wall construction and wood truss pitched roofs. Exterior wall coverings are natural stone masonry, cement board lap siding with stucco accents. Energy efficient vinyl windows, 30-year architectural shingles, insulated metal entry doors and low maintenance metal railings and stairs finish off the exteriors. Site topography is very steep with multiple limestone gravity retaining walls and 2 stormwater detention basins. Building design and construction will comply with all state housing authority requirements, applicable building codes and local design requirements. Additionally, buildings will be sprinkled/fire suppression monitored and comply with the Fair Housing Accessibility guidelines as applicable.

Project Statistics:

Project consists of 264 apartment units in 11 garden style apartment buildings of multiple building types. The 264 units are made up of 108 -1 bedroom/1 bath, 132 -2 bedroom/2 bath, and 24 -3 bedroom/ 2 bath apartment units. The development includes a well-appointed clubhouse, pool, playground, pavilion, dog park, and various other site amenities. The project is located at 25655 Overlook Pkwy in San Antonio, TX.

Project start date was December 2020 with an anticipated completion of December 2022.

Noteworthy Construction Elements:

The project is built on a site with considerable slope from one side to the other, requiring multiple retaining walls. The project is located in the Edwards Aquifer Recharge Zone, and includes 2 complex storm water detention basins with batch-release valves to control run off. The site is essentially solid rock and required extensive rock milling and rock trenching to accomplish mass excavation and utility installation. In addition to the site, the project includes renovations to the public road serving the site, including the addition of turn-lanes.
