Type of Construction:
Construction consists of 2 Phases. Phase I: 8 2/3-story garden-style apartment buildings, clubhouse, and amenities. Phase II: 6 2/3-story apartment buildings, garages, resort style pool, and amenities. The apartments are built with slab-on-grade foundations, wood-framed walls and truss-pitched roofs. Exterior materials include brick veneer, fiber cement siding and trim, energy-efficient vinyl windows, impact-resistant asphalt shingle roofing, insulated fiberglass doors, aluminum screened railings and galvanized steel stairs. Site topography is in low flood/surge elevations where building pads will be raised, Building design and construction will comply with all state housing authority requirements, applicable building code and local design requirements. Additionally, buildings will be sprinkled/fire suppression monitored and comply with the Fair Housing Accessibility guidelines as applicable.
The 14 buildings house 280 apartment units across 7 different building types. The buildings are made up of 36 Studio, 20 Junior 1-bed/1-bath, 84 1-bed/1-bath, 84 2-bed/2-bath, and 56 3-bed/2-bath apartment units. The development includes a clubhouse, resort style pool, playground, tot lot, mail kiosk, 24 detached garage parking spots, compactor enclosure, pet stations multiple lagoons, boardwalk, bocci ball and pickleball courts, fire pit, pavilion and full landscape amenities.
Project Schedule and duration:
The project started in January 2021 with a project duration of 28 months with an anticipated completion of May 2023.
Noteworthy Construction Elements:
The site is situated just off of Robert Smalls Parkway (SC HWY 170) and is minutes away from the Atlantic Coast. This is an Energy Star Multi-Family project and must achieve a blower door test at 3.0 Air Changes per Hour.
