05.16.18 Update

Heights on Parmer II – Austin, TX   //  This phase II 80 unit project has moved along quite nicely. Starting slab pours in March of 2018, this job is moving into framing on all 4 of the buildings. This project is on track to turn the first building to Pedcor Management in August/September of 2018. The project is on track and is scheduled for completion in November/December of 2018.

Live Oak Apartments – Georgetown, TX   //  As Signature’s first project in Georgetown, TX, this 108 unit project consisting of clubhouse and 5 buildings started construction in November of 2017. Significant progress has been made and framing is about to wrap up on the last building her in May. The project team is working diligently to have the clubhouse and pool on line in early July of 2018 with project completion in December of 2018.

Moving Forward /- Bloomington, IN   //  In partnership with the city of Bloomington, HUD, CDBG and HOME programs, Pedcor/Signature are constructing a 1 building, 34 unit with integral clubhouse project with a comprehensive list of environmentally friendly, energy conservation and performance standards -one of the first of its kind in the state of Indiana. This project has just started in April of 2018 and is scheduled for completion in the summer of 2019.

Oak Valley – San Antonio, TX   //  This 8 building 192 unit project will be the first project in San Antonio for Pedcor. This gated community will consist of a 4,382 SF clubhouse, pool, 25 garages and 48 carports and other misc site amenities. The Oak Valley project is currently well under way with the last building being framed in May of 2018. Many of the buildings and portions of the site are moving into finishes with the clubhouse and first buildings being turned over for occupancy in July/August of 2018. This project continues to move along and is scheduled to complete by years end 2018.

Fairway Landings at Plum Creek – Kyle, TX // Beginning late in 2016, this clubhouse and 11 building project is just getting started with earthwork and utilities. Footings and under-slab plumbing are progressing on the clubhouse and first building as this project. This project is off to a good start with intended finish scheduled for spring of 2018.

West Gate Ridge – Austin, TX // West Gate Ridge is a 6 building with integrated clubhouse project comprised of 140 one, two and three bedroom apartments. Starting in November of 2016, this project is moving through extensive earthwork and storm water retention construction. The rest of the site utility work is gearing up as well. Building footing construction is scheduled to commence 1 st quarter of 2017.

Briar Green – Durham, NC // Starting in June of 2016, Briar Green Apartments is well underway. Rock was encountered on this site requiring blasting which delay the schedule. Blasting is now complete with sanitary, water and storm installed to the half way point. Seven of the 13 building slabs have been poured along with the clubhouse and framing is scheduled to start in February of 2017. Currently, this project is slated for an end of 2017 finish.

Residences of Gallatin – Gallatin, TN // This project having started in December of 2016 is quickly coming to a close. The Residences of Gallatin is a 12 building, 2-story, 188 unit project with extensive off-site improvements located in Gallatin, Tennessee has completed the clubhouse and 6 of 12 buildings. Wet weather and the consequential site conditions proved to be a huge challenge for this project from the fall of 2017 well into the spring of 2018. Currently this project has picked up the pace, the weather is cooperative and all buildings/units are expected to be complete by August of 2018 and the remainder of the site by September.

River Glen I & II – Rochester, MN // This large project is a 2 – phase project consisting of 1 clubhouse, 13 buildings and 208 units. Started in the summer of 2017, this project has battled the elements through the harsh Minnesota weather to gain some significant traction as the snow and cold weather temps finally gave way in late April of 18. With the exception of 2 buildings, all footings are in, slabs are being poured and framing is well into it’s 6th building. Drywall has begun in the clubhouse which is currently scheduled to finish/turn in August of 18. With some good progress this summer, this project will continue to make up ground lost last winter and be in good shape for project completion in April of 2019.

Rosewood Station – Happy Valley, OR // As our second project in the Portland, Oregon area, this project is just getting started in May of 2018. Rosewood Station will consist of 212 units in 5 buildings with integrated clubhouse. Demolition, earthwork and utilities are getting started with a first building/clubhouse projected to be finished in the spring of 2019.
